Lease Agreements in Hungary

How to Prepare and What to Avoid

First of all, congratulations to everyone who has been nominated for the Stipendium Hungaricum scholarship and has practically reached the finish line of the selection process! You are almost there, and within a few months you will be able to start studying in your chosen field in Hungary.

If you come to Hungary and do not receive a place in a dormitory, you will need to find accommodation on the private market. This usually means renting an apartment or a room from a private owner. It is important to find a reliable landlord who is willing to help you settle in, provide documentation that is accepted by the immigration authorities, and of course someone who is not trying to scam you.

Here is a short list of what to look for and what to avoid:

  1. Immigration related documents:
For immigration purposes, the owner(s) and the beneficiaries accommodation notification form (“szálláshely bejelentő lap”). Always check that all owners and beneficiaries have signed the lease agreement and the accommodation form required by the immigration authority.
  1. Fixed-term lease agreements
Lease agreements for immigration purposes are concluded for a fixed term. Make sure the duration of the contract is clearly stated with the possibility of an extension.
  1. What is included in the rent?
Always check what is included in the monthly rent and what must be paid separately. Typical items include: rent, common costs, water, gas, electricity, internet, sewage. Ask how utilities are calculated and request copies of the invoices if possible so you can monitor your own consumption.
  1. Termination of the contract
Always check how the contract can be terminated: termination by mutual agreement, termination with notice, termination without notice in case of serious breach. Some contracts may contain unfair conditions (for example very high penalties for early termination), so it may be advisable to have the agreement reviewed by a lawyer before signing.
  1. Insurance and damage situations
Ask whether the property has insurance and what happens in case of unexpected events such as: fire, broken pipes, water leaks, gas leaks. It is important to clarify what happens if the apartment becomes temporarily uninhabitable and whether rent must still be paid in such situations.
  1. Deposit
Always check the amount of the deposit and the conditions under which deductions may be made. In Hungary the deposit is typically two months’ rent, and it may only be used for specific purposes (for example damage to the property), unless the parties agree otherwise.
  1. Inventory and condition of the apartment
Before moving in, it is advisable to prepare an inventory list and take photos of the apartment and furniture. This can help avoid disputes about damages when you move out.

Finding accommodation in Hungary as a Stipendium Hungaricum student requires careful attention to the lease agreement, included utilities, deposit, termination conditions, and immigration paperwork. Always check what is included in the rent, document the apartment’s condition, and clarify responsibilities for damages or unexpected events. When in doubt, seek professional legal advice to ensure a safe and fair rental experience.
